What CityPulse Does

City data is everywhere.
Insight is the missing layer.

Nine live data sources. Every signal linked to a specific parcel. Intelligence delivered in plain language — no GIS training, no data team required.

Live Permit & Hearing Intelligence

Building permits, planning hearings, and development records pulled directly from city systems the moment they're filed — not three months later in a PDF report.

Live data feed

AI Briefings & Signals

Claude reads the raw data and writes what it means — emerging trends, severity-rated concerns, and a forward-looking 90-day outlook for any district or property.

Plain-language output

Parcel-Level Spatial Context

Every signal is linked to a building via its Assessor Parcel Number — the universal join key that makes all city data talk to each other for the first time.

The Platform

Three ways intelligence gets delivered

Wherever your work happens — a district portal, a shareable property URL, or a 3D city twin.

  • CBD District Portal — Live business tracker, transit map, AI briefings, and board-ready insights for Business Improvement Districts. No manual data assembly.
  • Property Dashboard — Any SF building by parcel number. Shareable URL, no login. Live permits, 311, businesses, and a standards-based transit score.
  • Nextspace 3D Integration — CityPulse data packages synced to CC3D photogrammetric city models. Click any building, see its full intelligence profile.

What's Live Right Now

This is a soft launch.
Here's exactly what's working.

We're in active development. These features are running in production today on real San Francisco data.

Downtown SF Business Portal

Live business tracker ingesting SF Business Registrations via DataSF. 2,710 active businesses, month-over-month trend charts, category breakdown, and spatial correlation insights. Running at web-five-omega-87.vercel.app/cbd/downtown.

Property Intelligence Dashboard

Any SF building by Assessor Parcel Number. No login. Live permits (DBI), 311 requests, nearby businesses, SFMTA transit stops, and an AI redevelopment signal. Try it at /property/3713007 (1 Market St).

Transit Scoring

Walk-access scoring using the Vale 2015 / EPA Smart Location Database distance-decay model across an 800m pedestrian shed. Weighted by stop type (BART, Muni Metro, local bus). 1 Market St scores 100/100.

Nextspace 3D (UAT)

CityPulse intelligence packages are parsing correctly in the Nextspace UAT environment. Full city-scale binding is pending an APN export from CyberCity 3D. The 3D map with 72 FiDi footprints is live locally today.

AI Briefings

Claude generates district briefings, business category insights, and redevelopment signals on demand. All API calls are cached per session. Anthropic API costs scale with usage — this is factored into pricing.

What's Coming Next

Full SF city model (pending CC3D APN export). Downtown SF Partnership portal launch. Oakland / Alameda County expansion via county-first data architecture. Developer API for partners. Board packet automation.

Early Access

Get in early.

We're onboarding civic leaders, district managers, and development professionals first. San Francisco now. Bay Area next.
